I found a really cool site for buying and selling, I used it for a few sites, it's free and there are no comissions or anything. it's called webunload!.

jerseyshoeshop, that looks like a package that would interest some newbie looking to break into online business. I'm afraid your offers to train me in SEO (thanks for explaining what it means!  ) don't hold any value for me. In any case, it doesn't look like a business that's established enough to achieve a sale in webmaster forums.

paradisesauna.com is a family owned, work from home business that was established in 2003. We are very proud of our professionally designed website and the excellent reputation that we have established. To our dismay and due to illness, we must find a new owner to take it over.
We are an Authorized SaunaGen(TM) Dealer. SaunaGen does not compete with its Dealers or sell saunas. They provide leads from their highly ranked site to paradisesauna.com. SaunaGen distributes far-infrared saunas which are becoming more and more popular with the growing alternative medicine industry. SaunaGen drop ships the saunas from Sacramento to our paid up customers for a reasonable fee, which is included in our advertised prices. They also handle warranty work and customer service that is directed to them by us in the form of a simple emailed trouble ticket. Their service has always been excellent and customers are very satisfied. SaunaGen does have a Minimum Advertised Pricing Policy which must be adhered to to maintain dealership.
A small number of one other brand of saunas was sold in 2005 and service to these customers requires only the sending of email trouble tickets should they need parts or service.
A new owner should be prepared to post phone number back on site (we had to go to 'email only' status due to circumstances) and be prepared to talk to interested buyers about the benefits of the product. This is an industry where good customer service is hard to find, so if you sell a quality sauna like the SaunaGen, if you have good sales, people and service skills, this business can be a great moneymaker for you as it has been for us. Below is the annual reporting of our Net IBTE which is our gross sales income less product (w/shipping) invoice totals and refunds and before payroll, taxes and office expenses.
2004 Net IBTE - $67,237.
2005 Net IBTE - $122,922.
2006 Net IBTE - $73,218. (illness related drops began 3rd quarter 2006)
2007 Net IBTE - $61,942.
These numbers were achieved with 1 full time and 1 part time sales agents by answering all emails within 24 hours and taking all phone calls Monday - Friday from 10am-5pm EST, with some extended hours during the busy season which runs generally from November - April. The more available you are to take phone calls, the more sales you will make.
We have also posted 'Buy-It-Now' ads on Ebay which provides a phenomenal amount of exposure for about $105 per month excluding fees due, should the sale take place on ebay. These ads are subject to the SaunaGen terms of agreement and MAP pricing. We also have a customer referral program including some therapists in place to encourage word of mouth advertising that can be managed at your descretion. This referral program accounts for about more than 20% of our business.
The cost of the website housed at www.hostlane.com, including web mail and 100 email addresses is $34.95 per month, plus annual domain renewal fees. The only other overhead costs include, but are not limited to phones, Internet, printing and mailing. The purchase will not include computer, printer or any other office supplies or equipment.
The site has the potential to sell other sauna brands that are non-competing imports which are listed by SaunaGen and as well as a line of steam type saunas if desired along with any other related products which could be marketed to our large customer base.
Included with the sale are the domain www.paradiseauna.com and the following domains which are forwarded to it including:
paradisesauna.net
paradisesaunas.com
paradisesauna.net
value-sauna.com
Also included are the following:
*The complete website as seen excluding proprietary text on our company history, or any text referring to us, our parent company (Clark Street Marketing, LLC) or our contact information.
*Our Goldmine v6.5 database with license to open said database of all sales, form, and informational letters, sales transactions, email address and phone numbers of all existing 700+ customers and some email addresses and phone numbers associated with a large Prospect list. These lists cannot be sold to any 3rd parties per our privacy agreement with said customers. This database can be used for reference or export purposes to another program only unless the Goldmine software version is updated and only in conjunction with the Paradise Sauna business.
*Though our affiliate program in no longer operational, all Affiliate banners and Articles associated with it and stored at our FTP site will also be included as well as the list of past affiliates.
*Our SaunaGen Dealership with the expressed condition that we will at no time in the future sell the SaunaGen brand under our or any other name. SaunaGen may at its descretion require an application to be completed and your agreement to their terms.
Serious buyers only, please. Our 4 year average IBT and before non-invoice expenses is 81K, therefore a minimum of 1.5 times that amount only will be considered.

If it's not aimed directly at me it serves as "marketing" to all the readers of my thread ;-) Not a problem, I do wish you good luck with it.
saunasales, with two staff, telesales, in excess of full time phone handling customer service etc., it looks more like a Bricks&Mortar with some online presence rather than an online business. Sorry, I'll pass.

No Inventory, 30 hours a week, home based...Not even close to brick and mortar.
Who knows what you are looking for, but I want to point out that this is a "I want to sell my website" forum, not "I want to buy a website" so maybe you will have better luck searching and posting in a "buy" forum. Thanks for looking at my ad, and good luck in your endeavor!

Sigh. Yes, sometimes people forget that there's an OP. My requirements are clearly described in the opening post.
Also, if you notice in the OP, I requested that people contact me by PM if they had a site to offer. Obviously, some people haven't read that or are just using this thread to advertise their sites for sale even when it doesn't meet my requirements.
It's free to start a site for sale thread so please feel free to use that route rather than posting your full details into a "I want to buy a website" thread that, by your reckoning, nobody reads.

Why? because I have only made a few bucks with adsense and other PPC programs. I think the website has a future but I don't know how.
All the PHP code is homemade.
I think I can use my knowledge and time to create a new website to make more money.

the site was booming for a while but recently i had to moved servers and i was down for a while too so i lost traffic .. but i have lots of customers.

Regular profit? I made 40$ on adsense but until it reach 100$ they are not going to then my the check,
also what DMOZ is?
Is clear that a PPC programs doen't work for me, there must be a way to make more money, the problem is I don't have idea.
